How do I book, and when do I pay?

Reserve online through any house page, or send your dates via the contact form. The owner confirms within a day and holds your dates for 48 hours. A 25% deposit secures the booking; the balance is due six weeks before arrival.

Are there really no extra fees?

Really. The nightly rate plus a fixed cleaning charge is the whole bill — no service fee, no damage waiver, no card surcharge. The total you are quoted is the total you pay.

What time can we arrive and leave?

Arrival from 4pm, departure by 10am. Coming off an early ferry or a late train? Tell us and we will do our best to flex — early arrivals are free when the house is empty the night before.

Can we bring the dog?

Yes in most houses — two well-behaved dogs maximum, £35 per dog per stay for the extra clean. Little Chine and Sanderling stay dog-free for allergy reasons; the rest welcome sandy paws.

Is bedding and linen included?

Everything: sheets, towels, beach towels, and a first basket of firewood where there is a burner. Cots, high chairs and stair gates are free — mention them when you book.

Where do we park?

Every house has free parking at the door — driveways for two to four cars, plus permits for the beach car parks where needed. Dimensions for tight drives are in each house folder.

Which house suits limited mobility?

The Saltings was designed for it: single-storey, level-access shower, wide doorways and a ramped path, ten paces from the sand. Tell us what you need and we will confirm the details honestly before you book.

What if our plans change?

Full refund to 30 days before arrival, 50% to 14 days. Inside two weeks we re-let where we can and refund whatever we recover. Travel insurance is still wise — the sea will be here next year too.
