Booking and payment
A 25% deposit secures your dates once the owner confirms availability. The balance is due six weeks before arrival. Inside six weeks, the full amount is due at booking.
Cancellations
Full refund to 30 days before arrival; 50% to 14 days. Closer than that, we re-let the dates where we can and refund whatever we recover. We recommend travel insurance for storms, strikes and other plot twists.
Arrival and departure
Arrival from 4pm, departure by 10am, unless agreed otherwise with the owner. Early arrivals and late departures are free whenever the calendar allows.
Looking after the house
Treat it like a friend's place: report breakages honestly (accidents happen and are rarely charged), keep dogs off the beds, and leave the barbecue as you found it. Smoking is outside only, everywhere.
Prices
The nightly rate plus cleaning is the whole price — no service fee, no damage waiver. If we ever quote you a better offer for your dates, it applies automatically.
